Marda Loop is a district, not a community

Marda Loop is the commercial stretch along 33rd and 34th Avenue SW — the shops, restaurants and businesses. It is a business revitalisation zone and a strong neighbourhood identity, but it is not a City of Calgary community and it does not exist as a community in the MLS® system.

Why the distinction actually matters

It matters for two practical reasons. Comparable sales have to be drawn from the right community — Altadore, South Calgary and Garrison Woods do not price identically, and pricing an Altadore infill off a South Calgary sale gets you a wrong number. And a listing advertised as "Marda Loop" may be several blocks from the shops, which is a real difference in daily life if walkability is the reason you are buying here.

When a listing says Marda Loop, ask which community it is actually in and how far it is from 33rd. The answer varies more than the marketing suggests.

Read the median carefully

A community median is a statement about what sold, not about what a house costs. A community with a lot of apartment condos will show a low median even if its detached homes are expensive, and a quiet quarter at the top end can move the figure without any home changing value.
